Staging For Sale: What to expect

All of us live in homes that become a reflection of the people, events, and circumstances of our lives; and over time we accumulate lots of wonderful memories and belongings.   


Once you decide to sell your property, you release it from ownership to someone else.  This can be an emotional process, depending on how long you've built a life in a place.  The goal is to think of it as no longer belonging to you, but to new owners who will make their own space and create their own memories.    


You wouldn't hire an unlicensed real estate services agent, so why trust your equity to an uncertified stager? Prepare your property for being attractive to the broadest base of buyers -- using proven standards for what sells -- so prospective buyers can see themselves living there.



PREPARING PROPERTY FOR SALE is a 3-STEP PROCESS:


1. CONSULTATION: HOME CONDITION DISCOVERY AUDIT


  • Walkthrough/Site Visit:  To review the condition of the property and identify ways to increase value in the eyes of buyers and equity in the final sale.  
  • Recommendations: Objective summary report of ways to prepare the property for sale. Be open! 


2. PROPERTY WORK:  COMPLETION OF RECOMMENDATIONS FROM CONDITION DISCOVERY AUDIT 


  • Preparing for Sale: Research shows preparing the property fully offers the greatest opportunity to maximize equity and minimize days on market. Depending on condition, proceed with reducing belongings, depersonalizing, cleaning, fixing, and updating.


3. SHOWCASING: STAGING AND PHOTOGRAPHY!

If you're calling us after already preparing your property fully for sale, no problem! We can simply showcase and photograph it for you.


  • Getting Photo-Ready: Placement of furniture, art and accessories using research-based, proven proprietary techniques for optimizing listing photos. 
  • Photography:  Creating images using a stager's eye, that grab the attention of the online universe to reduce days on market and increase buyer attention.  



Did You Know?:  Did you know that most homes for sale are owner occupied, and will use a mix of owners' and rented furniture, decor, and accessories to stage their homes? Most staging photos you see of vacant-staged houses are not the norm, and make us believe only flashy designer homes benefit from staging.  Not true! Most houses are older homes with owner occupants, and when staged to sell by Certified Staging Professionals, they still sell faster and for more.


Tips

Don't make your realtor 100% responsible for marketing your home, if you want the best outcomes. Plan to commit time and money preparing your property for sale to maximize equity/value, rather than listing immediately with as-is interiors/exteriors and substandard photos. Listing photos are what buyers use to pick their favorites, and they'll pay more for move-in ready properties. Get your house RIGHT the first time around.
